in one monthly service fee.

2. Screening
new tenants, (application, credit report, check references, verify employment,
etc.).
3. Collect
all rents and deposits.
4. Computerized
monthly statements.
5. Personal
supervision and inspections of properties and repairs.
6. Pay
mortgage, taxes, insurance, gardener, water and maintenance bills.
7. Reliable
maintenance people available.
8. Handle
all tenant complaints & calls.
9. Serve
3-Day Notices to Pay Rent or any other lease violation notices.
10. Maintain
amicable landlord/tenant relationships.
11. 24-hour
emergency pager number available to all tenants for prompt response.
Fees are negotiable based on a percentage of the gross monthly income
collected with a minimum per month charge.
